Fishing for Real Estate in Mazatlan – Part II

Once having embarked on the great adventure of fishing for real estate in Mazatlan, the time comes when you have to attentively listen to the captain in order to, based on your intended catch, be directed towards the most appropriate spot or zone to cast your lines.

As offered in our prior article, here you have a list of the present areas where an investor, potential buyer and/or “baby boomer” seriously interested in investing, can find real opportunities in their real estate fishing in Mazatlan:

• Centro Histórico (Historic Center)
It chiefly offers you the opportunity of acquiring a remodeled property, as well as some architectural jewels that need refurbishing. This hundred-percent touristic zone and the antique surroundings make a very colorful environment, this is a charming, ideal place to invest and become part of a vivid, romantic and vibrant part of the history and everyday life of the Port of Mazatlan. The offer consists of homes, apartments and, in some cases, mansions or whole buildings.

The Historic Center is presently the touristic and cultural attraction luring most international visitors and investors with the highest economic capacity.

• Malecón (Boardwalk)
Extending through approximately 13 miles [21 kilometers], it is considered one of the longest on earth; consisting of nine sections starting at the Historic Center, north of the city.

It is presently one of the best valued real estate zones in the port, where new deluxe condominium tower projects, featuring world-class services and amenities are offering unequalled, dramatic views of the Pacific Ocean and its impressing sunsets as their number-one asset.

The “Malecón” is a predominant feature in the history of Mazatlan and some people with a vision say there are some lots that are ideal, with an excellent size, to build new developments or the house of your dreams. One of the most attractive condominiums in this zone is provided by the Horizon Sky Residences, starting at USD 370K.

• Zona Dorada (Golden Zone)
Located approximately 10 minutes away from the Historic Center and extending for about four miles, it is the zone with the most commercial and touristic activity and with the most hotels. New mega-developments and condominium towers on the beach are presently being offered here, featuring spectacular ocean views.

This zone’s beaches are the most distinctive of Mazatlan. This zone also offers the greatest gastronomic variety and night-life.

• El Cid
Excellent and exclusive golf course’s residences offer, as well as some condominiums with great views of the course’s greens and fairways. In this zone investors can find a magnificent opportunity in Tenerife Condominiums, starting at USD $360K

• Marina Mazatlán
A zone with great and rapid growth, introducing the most diverse present-day real estate offer in Mazatlan. Its development’s master plan includes an 18-hole golf course, a commercial center and the largest convention center in northern Mexico to be inaugurated by mid-2009.

Here you can cast your lines to catch residential or commercial lots, ocean-front condominiums, houses in gated communities, golf course villas, marina villas or apartments, with or without a private dock for your boat, among other very attractive opportunities. Some of the best investment choices in this zone are located at Marina Gardens starting at USD $150K, and Marina Gardens Villas with investment options starting at USD $175K.

• Cerritos
Located approximately 20 minutes away from the center of Mazatlan; this is a very promising, recently developed area, also known as “New Mazatlan”, featuring a new integrally-planned services infrastructure.

Framed by a natural environment, here you will find some deluxe hotels; condominium mega-developments with spectacular views are presently being built and sold, as well as smaller residential or condominium projects not on the water but surrounded by tranquility and exuberant nature.

• Zona Norte(North Zone)
In a preliminary stage, it is the youngest development area of Mazatlan. This is an area offering quietness-surrounded spaces. Here the Diamond Beach development is being built. To some visionaries, this is the ideal zone for big time investment at the moment.

• Zona Sur (South Zone)
It is an offer of ocean-front residential lots and condominiums. The mega-project Estrella del Mar is being developed there.

Fishing is not a single specific action, it is rather a process that is built through moments in which weather, visibility, the strength of the tide, the type of vessel, the rods and reels, the time of the year; the bait and hook, the schedule, among others, are the deciding factors to establish and carry-out a strategy with the purpose of catching what we have targeted.

Taking all of the above into consideration, as well as the present zones of real estate fishing opportunity, it is of utmost importance to consider whom to bring in aboard, as happens with major projects, to make sure the inevitable cost real estate fishing is best invested and with the best chances of success.
